Hey Brian, i like what you say but I’m having an issue right now with a client that I have hand-held for 2 weeks, here’s the scenario..
she put an offer in on a home..she 26 and has always lived at home, anyway, a neighbor passes away, the family puts the home up for sale and she goes over there and signs a duel agancy agreement to let the realtor who is selling the home be her realtor too and then goes on to offer full price on the house. She is referred to me. When I hear the story, I tell her that the agent is not looking out for her she has not done what a buying agent is suppose to do. How is someone suppose to look out for your best interest when she is looking out for the best interest of the seller???( maybe I shouldn’t have gone there) but tell her to go and try to negoiate the price and conditions, with this being a down market, and that the realtor is getting both sides of the commission so you can negoiate that too. Anyway, we get a lower price and other things like an extented escrow (they wanted 21 days) etc… well she calls me the next day and say that E-Trade is offering a lower rate and fee’s than I am…and although I’ve been great, she has to look at her finances….I explained I’m not the cheapest nor the most expensive but I’ll give her the best rate that I can find her and with me you’ll get some one who cares that you get the best program for your situation, walks you through the paperwork and that I’m available at all times via cell phone,office phone, fax and email and weekends…
what else could I have done?
